The Custom Home Process

About half of the homes built by Ezell-Morgan Construction are custom homes. Our clients range from first-time homebuyers to seasoned custom home veterans. We think that the key to a successful and enjoyable custom home project is good communication. For this reason, our staff is readily available to answer questions and we encourage our customers to visit the site regularly. When our customers play a more active role and see step-by-step how their home goes together, they develop a deeper appreciation of the craftsmanship involved and we stay more in tune with their needs and goals. Our subcontractors are skillful and conscientious and take immense pride in their work. They enjoy customers that notice the extra steps they take to make the product better.

Plans

The process begins by identifying the customer's needs and desires. Some of our customers know exactly what they want, while others may need our help in selecting the style of home that best suits their needs. Some choose to modify one of our existing plans, while others may want to create a unique design. Whatever the situation, we can help to guide you through the design process by pointing out logical alternatives and by explaining the difference in cost of various plan configurations and features along the way.

Lot Selection

Ezell-Morgan normally maintains a variety of choice lots that they are able to purchase at a discount. Important factors in lot selection include:

• Lot Frontage – will my home fit comfortably on this lot?
• Lot Slope -- this has an effect on the usability of the basement, but can also make mowing more difficult. 
• Driveway Incline -- this need will conflict with basement accessiblity if the lot does not have enough front to back slope. 
• Excavation Cost – how much rock lies under the surface and how many trees that need to be removed can add significant cost to the project. 
• Orientation -- impacts on sun exposure requirements for a particular plan.
• Location -- school district, proxitmity to a main thoroughfare, etc.
